This Agreement is made by and between Renter (“Guest”) and Plumas Pines Vacation Rentals – Graeagle Vacation Rentals (“Agent”) for the short-term vacation rental property (“Property”).

TERMS AND CONDITIONS

AGE: You must be 25 years of age to make a reservation with us. You may be asked to present identification to confirm your age.

ACCEPTANCE: Presentation of your Credit Card and the subsequent charge to your Credit Card for rental indicates your acceptance of the Terms and Conditions of this Agreement and any information provided on our website.

BOOKING: TO CONFIRM BOOKING 25% OF RENTAL AMOUNT IS PAYABLE. BALANCE IS DUE 60 DAYS PRIOR TO ARRIVAL UNLESS BOOKED LESS THAN 60 DAYS PRIOR TO ARRIVAL WHERE THE ENTIRE RENTAL AMOUNT IS DUE.

CANCELLATION: Prior to payment in full of any rental cancelled for any reason the cancellation fee is $75.00. Cancellation Fee for rentals cancelled between 30 and 60 days prior to arrival is 50% of total rental amount or dates may be changed within the same calendar year based on availability. There are no refunds of rentals cancelled or shortened less than 30 days prior to arrival. Any cancellation must be in writing by mail, fax or email.

CHANGES: Guest may change Reservation once prior to the payment in full of any rental without charge, based upon availability within 12 months from original arrival date. Any additional changes (i.e. changing to a different property, changing dates, adding or reducing dates) will require a $50.00 non-refundable fee and any increases in fees will apply.

CHECK-IN: Check-in time is between 3pm and 5pm May 1st to October 31st and 2pm to 4pm November 1st through April 30th at the Rental Office. Access to the property is not permitted without first checking in with Rental Office.

CHECK-OUT: Check-Out is 10:30 am. Arrangement for Late check-out must be requested and approved by Rental Office at least 24 hours in advance of original departure time and date may be subject to additional fees. Late check-out will not be granted on the date of departure.

CHECK-OUT REQUIREMENTS: Upon check-out you are required to; strip beds (sheets and pillowcases only) start sheets, pillowcases & towels in the laundry area, start a load of laundry (do not overfill) with laundry soap provided on normal or regular cycle. Place dirty dishes in the dishwasher, start a load of dishes with the dishwasher soap provided on normal cycle. Place all trash in black bags provided and put in garage. Lock all windows and doors and return keys and garage door opener (if received) to the Rental Office. An additional charge will apply if the above is not completed by Guest.

CLEANING: Property is cleaned prior to your arrival and again after your departure. The unit is set up with bedding, towels (1 set per person), toilet paper, paper towels, soaps (hand & small bar), laundry, dishwasher and dish soap for your convenience. There is no daily maid service provided during your stay.

FURNITURE AND FURNISHINGS: Each Property is individually owned and furnished by the Property Owner. Do Not remove items (furniture, kitchen items, barbecues, etc..) from one home to another. If so, make sure items are returned. Missing items or items to be returned will be a charge to Guest. Furniture moved at the Property is to be returned to its original spot.

GARBAGE: Garbage is picked up the day of your departure. Excessive amounts of garbage will result in an additional charge to Guest. There is a garbage station in Graeagle should one want to drop garbage there.

KEYS AND GARAGE DOOR OPENERS: Keys and garage door opener (if received) must be returned to the office at departure. For security reasons there will be a charge of $250.00 for any key or garage door opener not returned upon check-out.

LENGTH OF RENTAL: Guest acknowledges that this is a Short-Term Vacation Rental and not a long-term agreement. This agreement is only for the licensed use of the property for the stated reservation term and does not create rights to renewal or for recurring usage.

LOST OR LEFT BEHIND ITEMS: Agent is not responsible for items Lost or Left behind. A $25.00 fee for locating and storing plus shipping charges will be charged if Agent is to send items to Guest.

NUMBER OF GUESTS/OCCUPANTS: Occupancy not to exceed the following: 2-bedroom the maximum is 4 persons, 3- bedroom the maximum is 6 persons and 4-bedroom the maximum is 8 persons. Sleeping is not allowed on sofas, floor, decks or blow-up beds. Tents are not allowed.

NOISE ORDINANCE: The Properties have a “Noise Ordinance” and a Policy of No Loud Noise/Music. Outside activities are to be moved inside by 10 PM and not to begin before 8 AM. Any enforcement action by Police, Government entities or Homeowners Associations are at the sole expense of the Guest and may result in immediate eviction, cancellation of Reservation and forfeiture of any monies paid.

PARKING/VEHICLE POLICY: No more than 2 vehicles are allowed to be parked outside of a garage at any time and must be within the Property driveway. No trailers, campers, boats or recreational vehicles are allowed. Violators may be towed.

PAYMENT OF RENT: Rent is to be paid in full 60 days in advance of arrival date or upon booking if less than 60 days prior to arrival date. A valid Credit Card must be on file with expiration date at least 2 months after departure. Reservation may be cancelled without Notice if Payment in full is not received.

PETS/ANIMALS/SERVICE ANIMALS (“PETS”): Pets are allowed in Pet Friendly Units only and must be booked in advance. There are a limited number of Pet Friendly units. A $75.00 non-refundable fee is required when bringing a pet to a Pet Friendly property. Pets are not allowed on furniture. Owners are responsible for the cleanup and disposal of pet waste and hair at Guest’s expense. Pets are not allowed on the premises if not approved in advance and in writing. Bringing a Pet to any Property without approval is grounds for immediate eviction and minimum cleaning charge of $500.00 will apply. Additional charges will be added for any damage created by Pet.

REMEDIES FOR DISPUTES: FOR VIOLATIONS OF ANY CONDITION OF THIS AGREEMENT AGENT HAS THE RIGHT BUT IS NOT LIMITED TO OR REQUIRED TO TERMINATE THIS AGREEMENT AND EVICT GUEST WITHOUT ANY REFUND OF ANY MONIES PAID. GUEST ACKNOWLEDGES THAT IF ALL MONIES ARE PAID THE MAXIMUM RECOURSE THE GUEST HAS AGAINST AGENT FOR ANY ALLEGED BREACH OF THIS AGREEMENT IS THE ACTUAL AMOUNT OF THE RENTAL AMOUNT PAID TO AGENT. GUEST AGREES THAT ANY ACTION FOR BREACH WILL BE HELD IN PLUMAS COUNTY.

RIGHT OF ENTRY: Agent may enter Property within reasonable times during Guest’s occupancy for purposes of making repairs, health and safety, inspections, and complaints including occupancy limits and Pets on premises. Agent or Agent’s contractors/employees may enter at any time upon any emergency.

SMOKING POLICY: All Properties have a NO-Smoking Policy. The Smoking of any substance is prohibited at all Properties, including interior, garage, decks, and yards. This includes, cigarettes, cigars, pipes, electronic devices, marijuana (medical or recreational) and any other uses. A minimum charge of $500.00 will be charged to Guest to clean and remove smoke smell.

SUBSTITUTION: Agent reserves the right to substitute with a similar or upgraded Property or cancel in the event that the Property is sold or otherwise made unavailable beyond the Agents control. In such a case Guest can accept the substituted property or cancel and have the total amount paid returned to Guest.

TELEPHONE & LAND LINE SERVICE: Your Rental may not have Land Line Service and cell phone coverage is at times unreliable here in the mountain area. Guest understands and does not hold PLUMAS PINES VACATION RENTALS – GRAEAGLE VACATION RENTALS, its Employees, Agent’s or the Property Owner responsible for anything that may arise from lack of a landline telephone service.

UTILITIES: If any appliance, television, DVD, utility, heating or air conditioning, etc., fail to operate, Agent will use best efforts to have item repaired/replaced but cannot guarantee as resources are limited in the area. Guest will not receive a refund or credit due to any failure. This also applies to power outages, weather, fire, smoke or other related occurrences beyond Agent’s control.

AGREEMENT

I have read the Terms and Conditions of this Agreement in full. I understand and agree to and will abide by all of the Terms and Conditions as stated herein. I agree and take full responsibility for any and all damage created by the negligence or willful misconduct of myself or any member of my party and all liability involving negligence or willful misconduct of any and all members of my party including family, guests & invitees. I agree to pay any additional charges which may apply to my stay from my credit card on file.

I agree to WAIVE, DISCHARGE CLAIMS and RELEASE FROM LIABILITY The Property Owner, Plumas Pines Vacation Rentals – Graeagle Vacation Rentals, its Employees, & Agents in connection with use of the rental property, surrounding area, recreation facilities, golf course and errant golf balls.

I will provide my Credit Card Number to you via our secured form as guarantee of Payment of Rental and any other associated charges.
